Today I'll talk about multiple-offer situations and why it's important to trust your agent if you end up in one. In case you didn’t already know, buyer demand has pushed home prices up by 20% from where they were just 12 months ago, and new highs are still happening every single day. For sellers, this usually leads to multiple offers rolling in the day your home hits the market.
In this situation, we review each contract with our sellers by covering their terms, looking over their conditions, and discussing which offer is best for you. This will let you see the pros and the cons of each offer and make an educated decision. The sales price isn't always the most important part of the offer. Buyers must be very competitive and make strategic offers by waiving contingencies, offering more earnest money, etc.
